We own the homes we let, and every decision about them is ours.
AMDJ Properties Limited is a portfolio landlord. We are the owner, not an agent acting for one, so nobody has to go away and ask a landlord for permission to spend money on your home. On some of our houses a local agent handles the day-to-day visits; they are instructed by us and everything comes back to us, so the answer still comes from the people who own the place.

Where we own
Our homes are ordinary British housing: terraces, family houses and flats, in working neighbourhoods of Nottinghamshire and Teesside. We buy in two areas we know rather than wherever a yield calculator points, which is why the portfolio sits where it does rather than spread thin across the country.
Nottingham and Nottinghamshire
Period terraces and family houses across the city and the county. Much of Nottingham sits inside a selective licensing designation, so a licence is a condition of letting at all in those wards. We track it per property, against its own expiry date, alongside the gas and electrical certificates.
Teesside
Inter-war and post-war family housing in Middlesbrough and the suburbs around it. It is unglamorous stock that has housed families for the best part of a century, and looked after properly it will do it for another.
We buy as well as let
Buying is half of what the company is registered to do, and it is how the portfolio grows. We buy residential property in Nottinghamshire and on Teesside to add to our own book, tenanted or empty. A sitting tenant is a reason to look harder rather than a reason to discount.

How we run the portfolio
A rented home carries a stack of legal duties, most of them running on their own separate clock: gas, electrical, energy performance, alarms, deposit protection, licensing. Tracked in somebody’s head, that is a set of dates you find out about at the worst possible moment. We do not run it that way.
Every certificate has a date and an owner
Gas safety, electrical condition, EPCs and alarm checks are tracked per property with their renewal date. Nothing depends on somebody remembering.
Repairs are logged, not remembered
Every report becomes a numbered job with a reference the tenant can quote. It stays open until the work is done and the paperwork is filed.
Deposits are protected, properly
Tenant deposits go into the Deposit Protection Service, and tenants get the prescribed information at the start of the tenancy.
Renting from us
Homes come up rarely, because tenants tend to stay. When one does, it is listed here before it goes anywhere else. Deposits are protected with the Deposit Protection Service (DPS), and you will be given our registered address for the service of notices at the point you sign, as the law requires.
Working with us
Contractors, inventory clerks, brokers and insurers: everything reaches us at one address, and a person reads it. We are a small company that owns its own stock, so the person who replies is the person who can say yes.
